Before making any changes which alter the exterior appearance of your home or property, be sure to read the RPOA Architectural Rules. This includes but is not limited to:
- Replacing your roof
- Painting your home’s exterior
- Significant landscape changes or additions
- Adding any additions on to the outside of your home
- Adding of or changing the style or type of windows/skylights/outdoor lighting.
- Adding or changing any outdoor structures in your yard
- Trees (note: an owner is responsible for paying to remove trees on their property)
- Removal of any live tree must have approval from the Architectural, Maintenance and Tree Committees and can only be done for the reasons specified in the Architectural Rules IV.B. Application Form D must be filed to request this.
- Removal of dead, dying or hazardous trees may be done with the permission of the Tree and Maintenance Committees. An Application Form is not needed; contact the Tree Committee.
If you have any questions about the process or would like a preliminary review of your improvement ideas, please contact anyone on the Architecture Committee (names are posted in the mailroom) or call or email the Architectural Committee chair (check the RPOA Directory for the telephone number); architecture@rpoadurango.com. Note that some very minor improvements may be considered to be just maintenance (i.e. touching up trim paint with same color, planting of flowers and plants in an existing bed, etc.). Please ask a committee member to be sure. If in doubt, please ask.
When you are ready to file your improvement request, download the application (Form D). Please fill out the printed copy providing as much information as possible, including sketches, descriptions and photos (if needed). The Architectural Committee (AC) requires two hard copies of the Application Form D. The Committee only needs one copy of any additional information provided (it will be retained and filed). Attach any damage deposits which are necessary (generally only if a contractor is involved and the project will cost over $5000). This application must be received at least 30 days before your project is scheduled to begin. Please note that the AC is not set up to receive online submittals at this time. You may either put your application in the “Incoming” Architectural Committee mail slot in the mailroom or take it directly to any AC Member. If mailed in, first contact an AC member (there is a current list in the mailroom), verify they will not be out of town, and then mail the packet to their home address.
If a contractor is involved in your project, you must also fill out and return the Owner Indemnification form (Form G) and the Contractor Rules Agreement form (Form F) which must be signed by the contractor. The owner must obtain and include a copy of the current Certificate of Liability from the contractor. Finally, the owner is responsible for making sure that Form E.1 and Form E.2 (Rules to Contractors) are posted on their property throughout the project in a location that is visible to all workers.
Please note that work on all approved projects must begin within 90 days (three months) of approval and completed within 270 days (9 months) of approval unless a written exemption from the AC has been provided.
